Approvals and regulatory
- RERA registration confirmed on the state portal
- Commencement Certificate and approved building plan
- Occupancy Certificate, for a ready unit
- Completion Certificate, where applicable
Title and ownership
- Sale deed and title deed for the current owner
- Mother deed establishing the chain of title
- Encumbrance Certificate over the review period
- Khata Certificate and a recent Khata Extract
- Latest property tax receipt
Agreement and price
- Sale agreement stating the carpet area, price basis, and completion date
- Allotment letter and booking-amount receipt
- A clear schedule of all charges, including parking and CAM
Finance, if applicable
- Sanction letter from the lender
- Loan agreement with the rate, tenure, and reset terms
At possession
- Possession letter
- Snag list acknowledged by the builder
- Maintenance and CAM documentation
